Listing video shot list for a phone listing day

A listing video shot list is the room order you shoot before you talk. This one is for a realtor with a phone on listing day, not a crew. Landscape pass for MLS. Vertical pass for social. Talking head marks sit on top of the walk.

I wrote this in Glen Cove for Long Island listing days. Nassau County. You park, you shoot, you post. Shots below are the public list. The full phone shot list, 12 scripts, and seller prep are the zip.

Shot list vs a reel template

A realtor listing video shot list is shots in shoot order, plus talking head marks, plus rooms you skip. A reel template is a graphic with photo slots. Different jobs.

Shoot order is not edit order. You collect rooms in a walk that does not backtrack. You cut five clips later in the car. Do not film the cut. Film the house. This is not a 54-row checker. You need room order, skip-this-room, and a place to stand when you talk. A realtor phone video shot list also has seller-prep gates. If the lights are off and the driveway is full, clip one is already a fail.

Room order landscape pass

Landscape first. 16:9. MLS, YouTube, the brokerage site. Lock the phone on its side. Do not shoot vertical and crop. Cropping kills the front-corner shot and the kitchen triangle (sink, range, fridge).

Street view of the lot from both front corners. Move cans. Park off the driveway if it is in frame. House from the front corner is the cover. Number readable. Hold 3 seconds. Walk from the sidewalk to the front door 8 to 10 seconds, no talk, stop before the sill. If there is water, waterfront hold now while shoes are dry. Never drop water if the listing is water.

Walk through the open front door. Lights on. Stop in the foyer. If a window will blow out white, start on the glass, then turn into the room. Then pan once from the back wall. Kitchen triangle (sink, range, fridge), hip height. Walk the long side of the island at counter height only if an island exists. Stair climb, phone level. Primary corner: bed and window. Mirror, vanity, shower or tub. Extra room from the doorway. One hardware. One floor. Rear yard. Walk out, turn back, same front-corner shot.

Skip this room. Pass-through dining. Secondary bedrooms if the clock is gone. Fridge interior. Paper on the counter. Ceiling tour. 360 spin. Co-op hallway and lobby unless board rules are in hand. Condo and co-op: building entrance from the front corner, then the unit. Never drop house from the front corner, the open-door walk, kitchen triangle (sink, range, fridge), or the walk-out-and-turn-back. Aerial is a Part 107 hire, not a phone shot.

Vertical pass

Same shots. Same skip list. Phone upright. 9:16, 1080 by 1920 minimum. Social post. Do it after the landscape pass is already shot. Do not retitle this pass. It is the same listing video shot list in a different frame. If you only have time for one pass, pick the file you will post before you leave the driveway. On listing day that is usually vertical. Landscape is a second job, not a crop. A gimbal does not change the shots. If it slows you down, handheld.

Cut order after you shoot. 15 seconds default: cover, open-door walk or sidewalk walk (one), kitchen or water, window-into-room or primary (one), walk out and turn back. Five clips. 30 seconds only if water or kitchen needs it. Open house: door open in the last frame. Sold: yard post. Do not invent house clips you did not shoot. Do not freeze-frame to pad.

Talking head marks

Marks sit on top of the walk. House larger than person.

Just listed: house from the front corner, number readable. Open house: open front door, interior light on. Sold and price improvement: include the yard post. Price improvement reuses the original just-listed front-corner shot so the grid matches.

License title as DOS allows: licensed real estate salesperson, associate real estate broker, or real estate broker. Brokerage name bar at the bottom of the screen for the whole talking-head clip. Hook is 0 to 3 seconds: place, job, one physical fact. Stop talking before the last half second on a 15-second cut. Showing CTA only. Book the window. Office number on screen.

Seller prep

Do not roll until the gates are green. Night-before text is out. Consent signed before interiors. Lights on, daytime too. Cars off the driveway. Cans moved. Kitchen paper gone. Pets contained. Back yard unlocked. HVAC quiet if you will record voice. Landscape confirmed for MLS. 9:16 confirmed for social. Storage and battery checked. Music already picked.

If a gate fails, fix the house. Do not fix it in the crop. If the seller is home they get a closed room. No interview unless planned and the face-and-voice line is signed. The kit has Seller Prep and Seller Film Consent.

NY advertising notes

A listing video is an advertisement. Talking head, voiceover, on-screen text, and caption are all statements.

19 NYCRR 175.25: brokerage name as on the DOS license, plus office address or office phone, on the ad. Social is an ad. Caption-only is a weak plan on mute.

42 U.S.C. § 3604(c) and 24 CFR § 100.75: the ad itself can violate the Act. Ban in mouth and type: school as a selling point, family, safe, church, and protected-class coding.

Music

Instagram business accounts do not get consumer music rights. Chart audio is not a sync license for a listing post. Pick Sound Collection inside the apps, or an Artlist or Epidemic commercial/social seat, before you leave the office. Instrumental. One track per job. Picking music in the driveway is a fail. Drone

Do not fly it yourself unless you are a certificated remote pilot under 14 CFR Part 107. A listing video is work. Recreational rules do not cover it. Aerial is not on this shot list. If you see the property from the water, not from the street, or only from above, brief a Part 107.
